The Heartland eREIT originates, invests in, and manages a diversified portfolio consisting of equity and fixed income investments in multifamily assets and multifamily development projects. Initially, the fund's investments were primarily located in Texas (Houston, Dallas, and Austin MSAs) and Denver MSAs; over time the fund's geographic focus shifted to become more concentrated across the Sunbelt.
The Heartland eREIT takes a balanced investment approach. We primarily target two types of investments: 1) investments with fixed rates of return that maximize the dividend yield for our investors and 2) equity investments with the potential for significant value appreciation over time. At present, the eREIT's strategy centers on the high-growth economies of Sunbelt MSAs.
Investment strategy drivers:
- Acquisitions that drive value creation: Acquiring high-quality properties that require additional value-add, lease-up, repositioning, or development. These types of investments drive value creation and growth, potentially returning strong risk-adjusted returns to our investors.
- Fixed income investing: Investing in multifamily ground-up development projects and stabilized multifamily properties via mezzanine debt and preferred equity. These types of investments drive strong fixed rates of return that maximize income for our investors.
- High-growth geographies: Investing in assets primarily located in Sunbelt MSAs that are benefiting from demographic changes, improved job growth, and strong economic dynamics leading to asset appreciation, especially within the multifamily and residential sectors.
- Nimble Executions: Flexibility to tailor fixed income and equity structures to maximize value for our investors, while filling a critical capital gap for our partners. This positions us as a go-to company for fixed income and equity solutions for our partners' acquisitions, refinances, and development projects within the multifamily asset class.
