As part of our continuing focus to seek out new investment opportunities that are uniquely positioned because of the current market environment, we recently acquired Dorchester Commerce Center, a roughly 535,000 square foot brand new class-A industrial logistics facility located in Charleston, SC. Dorchester Commerce Center was acquired through a joint venture between two Fundrise-sponsored funds, the Fundrise Flagship Fund, and the East Coast eREIT.

Strong Sector Fundamentals: The industrial sector continues to show signs of resilience bolstered by sustained demand for logistics and distribution centers thanks to the ongoing growth of e-commerce and ever more companies investing in upgrading their supply chains to ensure efficient and reliable operations. With the supply of new industrial properties expected to decline significantly over the next several years (due to higher interest rates dramatically slowing down new construction), rent growth is currently projected to continue to outpace not only inflation but most other major asset classes.

"Buying the Bottom": The investment in Dorchester Commerce Center is representative of our broader strategy to identify and acquire assets at what we believe to be bottom of the market pricing. With higher interest rates continuing to significantly depress market activity, we believe that prices (and therefore go-forward returns) are as attractive today as at any point in the past several years.

Growing Charleston Market: Charleston, with its strategic importance as a logistics hub, thanks to the port, continues to be one of the faster growing and more dynamic industrial markets in the country. With strong demographics, and increasing demand, but limited supply, we expect that the Charleston market will continue to see better than market rent growth, leading to what we believe will be better than market returns.
Looking ahead, we continue to be extremely bullish on the long-term growth prospects of the industrial market as a whole, with certain sunbelt markets like Charleston being near the top of our list in terms of attractiveness when it comes to go-forward returns.
