What is tenancy/occupancy?
- Definition
- Occupancy is the primary driver of real estate income. A well-located property that cannot attract or retain tenants will generate little cash flow regardless of its appraised value.
For this reason, current occupancy rates, lease terms, lease duration, and the creditworthiness of tenants are among the first variables examined when evaluating a potential investment. Investors also take into account expected vacancy rates, which may range from 5-10% depending on the type of real estate and market conditions.
